You can charge your tenant for water if the rental property is separately metered and is water-efficient. However, a meter reading must be done by a licensed plumber. A bill will then be issued, which we will pass on to the tenant for payment. For more information, please refer to Clause 10.5 of the Residential Tenancy Agreement
To attract a high-quality tenant, start with your rental property; it needs to be in good repair, the lawns and gardens neat, and the property well presented. The windows, carpets, floors, bathrooms, and appliances should be clean and in good order. A high-quality rental property will attract tenants who are willing to pay more.
To figure the rent return of your rental property, we consider the following:

We tailor our services to your needs by assessing your property, listening to how you want us to work with you, and customizing the package for your property and your unique requirements.
The tenant is responsible for maintaining lawns, gardens, and any pools. You can find more information in clause 55 of the Residential Tenancy Agreement.
We conduct routine inspections to determine how well tenants are looking after the property and if any maintenance issues require attention.
- We perform an inspection when a tenant moves in and again approximately eight weeks later.
- Our inspections are conducted every 6 months after that, or as determined by your requirements and the rental property requirements.
- On completion of a tenancy, we conduct a final inspection.
We can transfer your rent on a schedule that works for you—daily, weekly, every two weeks, monthly, or whenever you like. Most of our clients prefer a schedule of one to two payments per month; however, we're happy to accommodate your requests if you need the funds sooner than that.
We can pay your bills for you. Many of our clients take advantage of this service and opt to have their strata fees and invoice payments paid from their rental income through us.
